THE SKINNY:
We love our home and know you will as well. We bought this home to build our family in a small community with only 72 Homes. Work is having us move to the East Coast, and we need to sell. We haven't finished all the work we wanted to. Our price is for the young couple who wants a lower priced home that where they can walk in and earn some sweat equity, or for the investor who will hold on to the property to see a huge increase in property values. In fact, these B units have sold for $179,000+ in recent years.
We have invested hundreds of hours and around $40,000, which added to our purchase price is a $184,000 value. We need to move for work and don't mind selling our large dream loft to someone who appreciates a good deal.

HOA: $315 per month (+Garage door installation)
The HOA is planning to take a loan for $400K that will decrease the monthly fees (a snippet from the loan author.

Build Equity
Please keep in mind that this is not a turn key property, so if you do not want to walk in with some sweat equity, this may not be the right place for you. We put $40,000+ into our home, and it's worth more, but we are sacrificing our remaining projects due to having to relocate for work. Here are the projects we had on our list:
- All ceilings have been "de-popcorned" and primered, and they need a skim coat and paint.
- Hardwood flooring (800 sq ft included at no extra cost): 3/4" Red Oak stained Espresso color, worth $2,100+. We installed it in the kitchen already and it goes under all cabinets and appliances. The wood is acclimating and ready to install!
Doors, casing and baseboard are all original and need replaced. These are the absolute last things to be done in any remodeling project, and with only 5 doors it's a very affordable project and can be done in less than a day.
- Water heater works fantastic for 3 full adults (showers) and a toddler (baths), but if you want to replace it with a tankless unit for added equity, you can.
- Original A/C unit uses freon and is therefore outdated and needs replaced.
The HOA has requested that the remaining units without garage doors install them. The HOA will pay for the doors up front and can be paid back by the homeowner over the next 12 months (the HOA is very lenient and you can pay them back over a longer period if you talk to them). The cost for the new door is split between you and a neighbor and will be around $600 for you total.
